Rezoning
Rezoning Case # Z-143-16 - Muscatine Downtown Investors LLC (Tom and Ann Meeker) - 610 Maiden Lane (former Garfield Elementary School) - R-3 Single Family Residential to S-1 Special Development District
Muscatine Downtown Investors LLC (Tom & Ann Meeker), have submitted an application to rezone 3.84 acres at 610 Maiden Lane, the location of the former Washington School, from R-3 Single Family Residential to S-1 Special Development District. The applicant is proposing to make the existing gymnasium facilities available to be rented out for sports practices and fitness use, to convert the rest of the building into 19 dwellings units, and to construct 12 garages and a 26 car parking lot to serve to new dwelling unit the applicant is also requesting of approval a development plan as is required in the S-1 District.
Rezoning Case # Z-144-16 - Kenneth and Dana LaRue, Non-Emergency Medical Transport - 922 Hancock Street - R-3 Single Family Residential to S-2 Institutional Office
Kenneth & Dana LaRue, Non-Emergency Medical Transport, have submitted an application to rezone .46 acres located on two parcels acre parcel located at 922 Hancock Street, the location of the former Christian Life Church, from R-3 Single Family Residential to S-2 Institutional Office. The applicant is proposing to occupy the existing building and to construct a building to store vehicles.
Development Plan
3005 Harmony Court - Muscatine Downtown Investors LLC (Tom and Ann Meeker) - 5.4 Acres -Proposed Development Plan would allow for: the existing building to be converted into a six unit apartment building, the construction of a 4 unit apartment building, construction of 6 duplexes, and the construction of a private driveway accessing Fulliam Avenue.
Zoning Ordinance
Proposed amendments to the floodplain management regulations, Title 10, Chapter 4, that are necessary for the City to remain compliant with standards contained within with Title 44 Code of Federal Regulations 60.3.
In order allow for City of Muscatine residents and businesses to continue participating in the National Flood Insurance Program, the City’s floodplain management must be compliant with standards contained within with Title 44 Code of Federal Regulations 60.3. The City of Muscatine’s current floodplain management regulations can be found in Chapters 4 and 5 of Title 10 of the City Code of Muscatine. The Iowa Department of Natural Resources has reviewed the City’s floodplain regulations, and is requiring the following a number changes to be made in order for the City to be complaint with City’s floodplain management must be compliant with standards contained within with Title 44 Code of Federal Regulations 60.
